The Condominiums at Colony Square, Colony House and Hanover House are both part of the Colony Square Complex, designed by architects Jova/Daniels/Busby as part of the first mixed use development in the Southeast in the mid 1970’s. Colony House is the larger of the two building with over 200 residences. Hanover House sits across from Colony House and has about 60 residential units. Each property has its own management company and homeowners Association. There are far more studio and one bedroom residences at Colony House making for a higher level of resident traffic. The Hanover House building does offer larger oversized floor plans (mostly two and three bedroom), and is unique in its zero pet policy (strictly enforced). Both buildings get their power, heating, cooling and water from the complex’s central plant (1970’s infrastructure) which is the primary reason for the high HOA fees for both buildings. Residents have their own dedicated parking area (and entrance) in the Colony Square parking garage. The parking garage is not part of the condominium property, so there is a monthly fee for parking ($125 per car). The major upside to living at Colony Square is its prime Midtown location in very close proximity to Piedmont Park, The Woodruff Arts Center, High Museum of Art and the Arts Center Marta station. Their dedicated concierge staffs provide exceptional courtesy and care to both residents and guests. Neither building offers the amenities found in the newer construction Midtown buildings (pool, clubroom, media rooms) but there is a large Health club in the adjacent Colony Square Mall.
