Michael Koblentz

Specializing in Multi-family investment and 1031 Exchange, in June, I worked with a San Francisco investor who exchanged a prime property in San Francisco for 2 properties in Atlanta, one in Midtown, and one in Virginia Highlands. 75% of my business is comprised of investors. I am currently working with folks from Southern California, Massachusetts and Chicago. I have worked throughout metropolitan Atlanta including neighborhoods such as Midtown, Virginia Highlands, Druid Hills, Oakland City, Vine City, Loring Heights and closeby cities Tucker and College Park. As a successful in town investor, myself, for the last 13 years and a licensed real estate agent for the same period, I have worked with both newcomers and savvy investors alike. I have a working knowledge of cash flow and long-term appreciation, and I attempt to identify the best opportunities for the clients I represent. I have worked on deals ranging from 1 to 18 units. I will steer you away from a bad deal at my own expense. I would rather that you become a satisfied customer. I am proud of my repeat investor business clients. I also specialize in working with first time buyers and particularly out of town buyers who are new to Atlanta looking for their dream home or perhaps their starter home here.

I do understand in town real estate dynamics. I know the residential market, the commercial market and I believe I have a broad view of Atlanta development and trends. Even if you are not buying and have a development question, feel free to call.

I am currently chair of the Northwest Community Alliance. We are a unique alliance of several northwest Atlanta neighborhoods and what we refer to as "neighborhood friendly" developers. We promote smart growth, and we all work on a volunteer basis. Our board of directors consist of some of the finest neighborhood advocates in Atlanta and some of the better developers in Atlanta such as Atlantic Station, Selig Enterprises and Winter Properties.

We have been honored to have had as some of our recent speakers and as chair I have been honored to introduce Atlanta Mayor Shirley Franklin, Former Governor Roy Barnes, Former City Council President Cathy Woolard, Atlantic Station CEO Jim Jacoby, Selig Enterprises VP David Witt, Former Mindspring Founder and Greenstree Properties CEO Charles Brewer and Winter Properties President Bob Silverman, to name a few.
